LAND
We are always looking for land opportunities that enable us to design and build superlative developments in and around the market towns of the southern counties. We work closely with agents to secure land, but also welcome approaches from landowners or introductions from third parties.
We pay careful attention to what is important to a landowner in their consideration of selling their land and very much personalise a proposal to suit their requirements. Unusually, our company structure is such that the directors responsible for making the decision to buy land are directly involved in the land team, without further board level approval being required, meaning that terms are flexible; coupled with the extensive knowledge of our in-house team meaning that we are able to evaluate and assess the potential of land quickly, decisions are expedited and our response is prompt.
We purchase land in various different ways, for example through an option or subject to planning agreement. Equally, we have the financial capacity to make offers on an unconditional basis, at above market value for sites that don’t currently benefit from a planning consent, if a timely sale is preferable to the landowner rather than going through what can be a lengthy and uncertain planning process. Increasingly, we consider Joint Venture structures with landowners as this enables both parties to maximise value by working collaboratively.
We have an excellent track record of securing planning consent at local level due to the comprehensive approach to the planning process that we deploy. We achieve this by engaging with all key stakeholders, working alongside the local authority and employing the services of professional consultants to ensure that our planning submissions have addressed all technical standards and are policy-compliant.
LAND TO SELL?
We would consider a variety of opportunities, whether with or without planning consent, greenfield or brownfield sites. The minimum sized site that we would generally seek is 0.5 acre with a minimum Gross Development Value of £5m. Geographically, the business is based in Winchester and we largely operate within a 45-minute to one hour radius, however we are opportunity-led and will appraise sites beyond this if of the right scale.
